Window Replacement in Richmond, VA

Double-Hung Windows in Richmond, VA

Richmond Expert Windows books you in with a local installer for double-hung windows: tilt-in replacement units with two moving sashes, single-hung units with a fixed top sash, and the options that come with them. That includes grille patterns from colonial six-over-six to prairie, grilles sealed between the glass or simulated divided lites, blinds between the panes, and the sash balances inside the jambs. Units go in as inserts in the old frame or as full-frame replacements, in vinyl, fiberglass, wood or clad wood.

Use the phone or the form to say which windows and how many. We relay your request to one independent installer for a free measure and quote, and you don't pay for the referral.

Double-Hung Window Types and Options

Two double-hung quotes can describe very different windows. These are the choices that separate them.

Tilt-In Double-Hung Replacement Units

In a modern double-hung, both sashes slide and both tilt in on pivots so you can wash the outside glass from the room. That matters most on a second floor or on a Fan rowhouse where the back windows face a narrow side yard. Replacement units are made to the measured opening, and HomeGuide's national guide puts them at $350 to $2,500 each installed. The span covers a basic vinyl insert at one end and a clad-wood full-frame unit with simulated divided lites at the other. Ask to open and tilt a sample before you order a houseful.

Single-Hung Units with a Fixed Top Sash

A single-hung looks the same from the street, but only the bottom sash moves. HomeGuide puts single-hung windows at $300 to $2,100 installed, a little under double-hung. You give up the top-sash vent and inside cleaning of the upper glass. On a first floor, where you can wash the glass from outside, that trade is often fine. Our view: put double-hungs on upper floors and in rooms where you'll want to vent hot air out the top, and save the money with single-hungs on the ground floor and in rentals.

Grille Patterns: Colonial, Prairie, Between the Glass and Simulated Divided Lites

Grilles carry the look of a house more than any other option. Colonial patterns (six-over-six, nine-over-nine) suit Georgian and Colonial Revival fronts. Prairie grilles, a border of narrow lites around a big center pane, fit Craftsman and foursquare houses. Two-over-two and one-over-one match many Victorian rowhouses. Grilles between the glass are sealed inside the insulated unit: easy to clean, but flat from outside. Simulated divided lites bond bars to both faces of the glass with a spacer between, so they cast real shadows. On a street of original sash, simulated divided lites are the closer match.

Blinds Between the Glass

Some double-hungs come with a slim blind sealed between the panes and worked by a slide on the sash. There are no cords, which helps in a child's room, and the slats never collect dust or grease, which helps in a kitchen. The catch is repair: if the blind's mechanism fails, the fix may mean a new sash or glass unit, not a new blind. Ask what a blind failure costs to fix before you choose it. On west-facing rooms that bake in a Richmond July afternoon, a lowered blind between the panes takes the glare off without a curtain.

Sash Balances: Block-and-Tackle, Spiral and Constant-Force

Balances are the springs hidden in the jambs that do what iron sash weights did in old wood windows. A block-and-tackle (channel) balance uses a spring and pulley inside a metal channel. A spiral balance uses a wound rod in a tube. A constant-force (coil) balance uses flat coil springs tied to a pivot shoe, giving the same pull at every height. Each is sized to the weight of the sash, which is why a heavy triple-pane sash needs heavier balances. When one side fails, a parts supplier's advice is to replace both sides together so the pull stays even.

Double-Hung Windows and Fall Protection in Virginia

A double-hung's lower sash opens at sill height, so a low sill on an upper floor is the spot the code worries about. Virginia handles it in two places.

  • New windows (Virginia Residential Code R312.2.1)

When the sill of a window that opens sits under 18 inches off the floor inside and over 72 inches above the ground outside, Virginia gives two options: limit the opening so a 4-inch sphere can't pass, or fit an opening control or fall prevention device that meets ASTM F2090. The national model code sets that sill trigger at 24 inches; Virginia lowered it to 18.
  • Replacement windows (Virginia Existing Building Code 304.2)

For Group R-2 and R-3 buildings, this section adds a trigger at replacement time. If the new window opens, comes with both a new sash and a new frame, has its sill under 36 inches from the floor and over 72 inches from the ground below, and would open past a 4-inch sphere, ASTM F2090 control devices go on. Once released, the device can't shrink the opening below the required egress size. The section names R-2 and R-3 buildings, so ask the installer and the city how it applies to your house.
  • Bedrooms

Virginia allows ASTM F2090 control devices on emergency escape windows, provided they release from inside without keys, tools or special knowledge. Our egress windows page has the bedroom escape sizes.

Ask for opening control devices on any upstairs double-hung near a bed or a window seat, whether or not the code reaches your house. And on hot nights, lower the top sash instead of raising the bottom one: the room still vents.

Double-Hung Window Quotes: Line Items to Compare

HomeGuide's $350 to $2,500 national range is wide because a double-hung quote bundles a dozen choices. Ask each installer to write these out per window:

  1. 1

    Insert or full-frame

And what each choice means for the casing inside and the trim outside.
  2. 2

    Frame and jamb liners

The frame material, and the color of the jamb liners the sashes slide in. They show when the window is open.
  3. 3

    Balance type

Block-and-tackle, spiral or constant-force, sized to the sash and glass you've picked.
  4. 4

    Locks

One or two per sash, plus tilt latches and any opening control devices.
  5. 5

    Grilles

Pattern, and whether they're between the glass or simulated divided lites.
  6. 6

    Glass package

Low-E type, gas fill and the NFRC U-factor and SHGC for the whole unit.
  7. 7

    Exterior capping

Whether old wood trim and brick returns get aluminum capping, and in what color.
  8. 8

    Lead-safe work and disposal

Containment and cleanup on a pre-1978 house, and haul-away of the old sash.

Double-Hung Windows in Older Richmond Houses: What to Weigh

  • Housing age

Census figures put roughly 71% of the city's housing units before 1980 and 28% before 1940. Many double-hung jobs here start with original wood sash, weights and pulleys. Some of that sash is worth restoring; our wood window restoration page covers when, along with the historic-district and lead-paint rules.
  • Air leaks

The Department of Energy notes that hung windows generally leak more air than casements, and that leakage grows as weatherstripping wears. On a new double-hung, look at the weatherstripping and ask for two locks on wide sashes.
  • Glass size

An insert gives up some glass to a second frame inside the old one. On narrow rowhouse windows that loss shows, so ask to see the visible glass size for insert and full-frame side by side.
  • Ratings

For the U-factor and SHGC a new double-hung must meet here, see our energy-efficient windows page.

Frequently asked questions

How much do double-hung replacement windows cost?
No source lists a Richmond price. HomeGuide's national guide puts a double-hung window at $350 to $2,500 installed and a single-hung at $300 to $2,100. Frame material, the glass package, grilles, odd sizes and full-frame versus insert installation decide where a quote lands. Ask for a per-window price with every option listed.
Should I choose double-hung or single-hung windows?
Double-hung if you want to clean the outside glass from inside on an upper floor, or vent warm air out through the top sash. Single-hung costs a little less and has one moving sash, which suits first-floor rooms and rentals. Many houses mix them: double-hung upstairs, single-hung on the ground floor.
Do double-hung windows leak more air than casements?
The Department of Energy says sliding and hung windows generally leak more air than casement and awning windows, which press against the frame to close. A well-made double-hung with good weatherstripping and two locks on a wide sash narrows that gap. Leakage grows with use, so worn weatherstripping is worth replacing.
What is a window opening control device?
A latch that stops a sash at about 4 inches of opening so a child can't fall through, but releases so an adult can open the window fully in an emergency. Virginia's code calls for them, or a window that won't open past a 4-inch sphere, on low sills well above the ground outside.
Why won't my double-hung window stay open?
The balances in the side jambs have usually worn out or come off their shoes. They're springs, either block-and-tackle, spiral or coil, sized to the sash weight. Swapping both sides of the sash at once keeps the pull even. If the frame and glass are sound, new balances cost far less than a new window.
Grilles between the glass or simulated divided lites?
Grilles between the glass sit sealed inside the insulated unit, so they never need cleaning, but they look flat from outside. Simulated divided lites bond bars to both faces of the glass with a spacer between, and they cast shadows like true muntins. On older Richmond fronts, simulated divided lites look closer to the original sash.
